A specialized management package for your multi-family community or single unit residence can include, but is not limited to, the following services:
MANAGEMENT SERVICES:
- Execute lease contracts, evictions and resident newsletter documentation.
- Collect rental payments, security deposits.
- Set-up to take payment via credit card or ACH direct payment.
- Assess late fee notifications and act to remediate delinquencies.
- Provide Payables services for all service contracts, insurance binders and miscellaneous maintenance supplies involved with property.
- Maintain relationship with Real Estate brokerage contracted to resell property.
- Perform property condition inspections as necessary.
- Provide complete and detailed reports to client regarding property status and cash flow changes.
- Assist in contracting new leads for residency at landlord’s request.
MAINTENANCE SERVICES: (Partnered with Fat Belly Handyman Services, LLC)
- Receive and coordinate requests for service repair from both tenants and landlord.
- Provide complete janitorial services.
- Complete common area and rehab repairs as requested by landlord.
- Certified to handle HVAC repairs internally without use of outside contractors.
- Conduct initial or long-term lawn/ snow maintenance as needed
- Collect lawn maintenance/ snow removal bids as needed for landlord’s review.
- Assess and Remediate all hazards and code violations as necessary.
- Ready property for smooth acquisition upon resale.
REAL ESTATE OWNED PROPERTIES:
